The luxury market in Sanremo

Sanremo has a tradition of villas and prestige residences, from panoramic areas to sea-view properties. In our portfolio the villa areas — such as Nostra Signora della Mercede or San Romolo — show indicative values around €4,500–5,200/m². But in prime property the price per m² matters less: view, grounds, exposure, quiet and finishes make the difference.

How a prime property is sold

With discretion and presentation to match: high-end home staging, refined photography and video, a dedicated website. The luxury buyer decides on the quality of what they see, often from afar: presentation is not a detail, it is the sale.

The luxury buyer is international

Those buying prime property on the Riviera are often from abroad: northern Italians, French, Germans, Swiss seeking a prestige second home near the sea and France. That is why we present prime properties in English and French too, and know how to speak to those buying from abroad.

In luxury too, the correct value

The costliest mistake in the segment is overpricing. A mispriced prime property sits unsold and loses appeal. Value must be built on the real references of the high end, with the observatory as a compass. A correct price, in luxury, protects value over time.
