Across sales handled by Abitare in Sanremo and on the Riviera dei Fiori, the median gap between asking price and sale price is 0%: roughly 2 in 3 properties sell at or above the asking price, with a median time to sale of about 5–6 weeks. Data comes from Abitare's internal system and covers only sales handled by the agency (a real sample, not representative of the whole Sanremo market).

Anyone selling has to trust someone on the most delicate question: "what will we sell it for?". So we publish the numbers of our concluded sales — not promises, deeds. This page is updated periodically and always states method and limits.

What "zero gap" means
Across our sales, the median difference between asking and deed price is zero: half the homes sell at or above the asked price. On the portals, meanwhile, asking prices sit 15–25% above real values — and then discount. We build the valuation on the real sold comparables of the area, so the home starts at the price it will sell for.
When the open house concentrates demand
On our most successful open houses we have handled 65, 67, up to 80 appointments in a day on a single property — qualified buyers who see the home at the same time. In one case this closed 23% above the asking price: a home near Piazza Bresca, asked at €178,000, sold at €232,222. It is not luck and not the rule of every sale: it is what can happen when the starting price is right and demand is concentrated rather than dispersed.
Methodology and limits
The data comes from Abitare’s internal system and concerns only sales we brokered: a real but not representative sample of the whole Sanremo market. Times are calculated on recent sales with complete dates. The appointment figures refer to individual, most-attended open houses and are not an average. No client personal data is published.
