1. Declutter
Remove the surplus: half the ornaments, out-of-season clothes, personal items. An emptier home looks bigger and lets the buyer picture their own life in it. It is the step that pays most and costs least.
2. Fix the small things
A dripping tap, a loose handle, a jammed shutter: individually nothing, together they signal "neglected home" and become bargaining points. Small repairs pay for themselves many times over.
3. Deep clean and light
A thorough clean, windows included. Then light: shutters up, light curtains, all bulbs working and the same tone. A bright home sells; a dark one scares.
4. Neutralise and depersonalise
Neutral colours where needed, family photos and strong tastes away. The buyer should see a canvas to project onto, not someone else’s home.
5. Home staging: the last mile
This is where we come in. Home staging stages the spaces — layout, textiles, details — for how the home will be photographed and viewed.
6. Ready for photos (and the open house)
When the home is ready, professional photography tells it best, and the open house brings the right buyers together.
At the mandate we prepare a tailored plan for your home: what to do, in what order, with what priorities.
