Searching how much a home costs in Sanremo returns very different numbers. They are three different measures — here we line them up, with sources.

Official values (OMI)

For central Sanremo the Italian Revenue Agency’s OMI (H1 2025) indicates €2,450–3,600/m² for standard civil dwellings, up to €3,700–5,500/m² for excellent condition; the intermediate hill belt €1,700–2,500/m².

Portal asking prices

On the portals, early-2026 asking prices average around €3,000/m², peaking above €3,800/m² for the centre — typically 15–25% above OMI, because they include negotiation margin.

The reality: sold at asking

What matters is the realised price. In our sales the median gap between asking and sale price is zero, and about two in three homes sell at or above asking — because the starting price is right. Portals inflate; we price on real data and sell.
