The property documents

To reach the deed, you mainly need: the title deed (how you acquired the home), the up-to-date cadastral records and floor plan, and the APE, the energy performance certificate required for sale in Italy. It’s the property’s “identity card”, to be checked from the very start.

Planning and cadastral compliance

This is the point that causes the most slowdowns: on paper, the home must match reality. Checking in time that plans and permits are in order avoids discovering a problem right when closing the sale.

The seller’s documents

Beyond the property paperwork, you need your personal documents and, where relevant, the situation of any mortgage still running. Here too, prepared in advance, these cause no hitch at signing.
